Forty Year Structural and Electrical Recertification for Commercial Properties
Single Family Homes, Townhomes, and Duplexes are Exempt

Miami Lakes, FL – Did you receive a notification stating your building is due for recertification? The Town recertifies structures 40 years or older to ensure they are safe for continued use, as per the Miami-Dade County Code Section 8-11. Single family homes, townhomes, duplexes, or structures that are 2,000 square feet or less and have an occupancy load of ten or less are exempt from recertification.

To get a 40 year re-certification, the owner of the building or structure shall provide within ninety (90) days of Notice of Required Inspection, a written report to the Town’s Building Official, prepared by a professional engineer or architect registered in the State of Florida, certifying that such building or structure is structurally and electrically safe for the specified use for continued occupancy with the minimum inspection procedural guidelines as issued by the Board of Rules and Appeals.

If repairs, or modifications are found to be necessary resulting from the recertification inspection, the property owner shall have a total of 150 days from the date of Notice of Required Inspection in which to complete indicated repairs. Subsequent recertification shall be required at ten (10) year interval.
