Town of Miami Lakes Announces Final 2026 Lien Reduction Program

Miami Lakes, FL – The Town of Miami Lakes is offering a final, limited-time opportunity for qualifying property owners with active code enforcement liens to take advantage of a more favorable lien reduction schedule. Approved by the Town Council, the one-time, two-month program will run from September 1 through November 2, 2026.

Under the temporary reduction schedule, owner-occupied residential properties may qualify for an approximate reduction to an amount equal to one day’s fine; non-owner-occupied or entity-owned properties may qualify for a maximum reduction of 75% of the total civil penalty, including interest; and bank-owned properties may qualify for a maximum reduction of 50% of the total civil penalty, including interest. All reductions are subject to applicable Town Code requirements and review, and submission of an application does not guarantee approval.

To be considered, the underlying code violation must first be corrected and the property brought into compliance. Property owners must then request and submit a completed lien reduction application to the Town’s Code Compliance Department no later than November 2, 2026, at 11:59 p.m. EST. No exceptions will be made for applications received after the deadline.

Following the conclusion of the program, the temporary reduction schedule will automatically expire and the Town’s stricter lien reduction schedule will once again apply. Property owners with qualifying active liens are encouraged to take advantage of this final opportunity before the deadline.
